Purified Water Window Cleaning: Why It Matters in Coastal California

Walk into any professional window cleaning discussion and you’ll eventually hear someone mention ‘pure water’ or ‘water-fed pole.’ Most homeowners understand this as jargon for a specific tool. What it actually refers to is a fundamentally different approach to removing contamination from glass — one that matters significantly more in San Clemente’s coastal environment than it does almost anywhere else.

Standard tap water in San Clemente contains 200 to 350 PPM (parts per million) of dissolved minerals — primarily calcium and magnesium from the Southern California water supply. When that water contacts glass and evaporates, it leaves behind exactly those minerals as a white or grey deposit. Using tap water to clean windows that already have mineral deposits from ocean spray and marine layer is self-defeating: you’re removing one layer of contamination and adding another.

How the Purified Water System Works

Our truck-mounted purified water system filters San Clemente tap water through three stages before it reaches your glass:

  • Carbon filtration: Removes chlorine, organic compounds, and some particulate from the tap water. This stage improves water quality for the subsequent stages and protects the reverse osmosis membrane from chlorine degradation.
  • Reverse osmosis (RO): Forces water through a semi-permeable membrane at pressure. The membrane allows water molecules through but rejects the larger dissolved mineral ions — calcium, magnesium, sodium. This stage removes 90 to 95% of dissolved solids.
  • Deionization (DI): Passes the RO-treated water through ion exchange resin beds. The resin exchanges any remaining positive and negative mineral ions for hydrogen and hydroxide ions, which combine to form pure water. Output: 0 to 5 PPM total dissolved solids.

Water at 0 to 5 PPM is technically ‘pure’ — it contains essentially no dissolved mineral content. When this water evaporates from glass, there is nothing left behind. No spots. No film. No residue. The physics are straightforward: you cannot have mineral deposits from water that contains no minerals.

San Clemente tap water at 200–350 PPM deposits minerals on glass just by being used for cleaning. Purified water at 0–5 PPM dries invisible because there’s nothing in it to leave behind. In a city where glass is already fighting mineral buildup from three other sources, using tap water to clean it is counterproductive.

Water-Fed Pole Technique — The Coastal Application

The purified water system is paired with a water-fed pole — a telescoping carbon-fibre or fibreglass pole with a brush head and water jets at the tip. Purified water flows through the pole to the brush head, wetting the glass as the brush agitates the contamination. The glass is then rinsed from top to bottom with the pure water flow, and left to air-dry.

In San Clemente’s coastal environment, this technique has two specific advantages beyond the zero-residue drying: it allows us to wet the glass before any brush contact — the critical pre-rinse step that prevents abrasive salt crystals and fine sand from scratching the surface when a tool moves across it. And it allows efficient cleaning of second and third-floor glass without ladder repositioning, which is particularly relevant for the multi-story blufftop homes common in North Beach, Riviera District, and Cyprus Shore.

Is purified water window cleaning better than traditional squeegee cleaning?

They’re different tools for different applications. Purified water fed-pole technique is ideal for exterior glass — efficient, safe (no ladder on steep pitches), and leaves no residue. Traditional squeegee technique with a professional scrubber and rubber blade is often better for interior glass where fan technique and edge work produce consistently clean results. We use both methods: water-fed pole for exteriors in most cases, traditional squeegee for interiors and any glass where precise edge work matters.

Why do I still get spots if purified water is supposed to leave no residue?

Spots after a purified water clean are almost always one of two things: the water system needs filter or resin replacement (output PPM has risen above zero), or the spots are existing mineral deposits that the standard clean didn’t fully remove. Run a dry finger across the spots — if they feel rough, they’re mineral deposits that survived the clean and need mineral treatment. If the glass feels smooth with the spots visible only at an angle in direct light, it may be early glass etching rather than surface contamination.
