CLEANING FREQUENCY
How Often Should You Clean?
Oceanfront (Pier Bowl, Cyprus Shore, T-Street): every 4–6 weeks. Blufftop coastal (North Beach, Riviera District): 6–8 weeks. Inland SC (Talega, Forster Ranch, Rancho SC): 8–12 weeks. The late October clean is non-negotiable for all zones — it removes summer marine layer buildup before Santa Ana season and winter rains seal compacted track dust permanently. Quarterly cleaning is not sufficient for any coastal or near-coastal San Clemente property.
Late October is the most impactful single clean of the year for all SC properties. It removes summer marine layer accumulation (May–August), clears tracks before the first winter rain seals compacted Santa Ana dust permanently, and prepares glass and tracks for the upcoming Santa Ana season. March is the second annual anchor — after winter rains close, before spring pollen begins. Coastal properties during marine layer season (June–August) benefit from additional visits every 4–6 weeks.
No — not for any coastal or near-coastal property. Quarterly (every 3 months) means glass is going 12+ weeks without cleaning. In San Clemente’s oceanfront zones, mineral deposits begin bonding to glass chemically in 6–8 weeks. By week 12, most coastal properties have Stage 2 mineral deposits that require professional mineral treatment to remove — deposits that wouldn’t have formed with a 6-week cleaning schedule.
After. Santa Ana winds deposit fine desert silica particulate that is abrasive if moved dry across glass. Clean after the event, not before — and always pre-rinse with water before any tool contacts Santa Ana-dusted glass to prevent micro-scratching.
HARD WATER & MINERAL DEPOSITS
White Spots & Mineral Stains
They are calcium carbonate — chemically bonded to glass, not surface dirt. Standard cleaners and even professional window cleaning cannot dissolve mineral bonds. You need low-acid professional mineral treatment that specifically targets calcium carbonate. Rough to touch = Stage 2 (treatable). Smooth but still hazy = Stage 3 (permanent — glass replacement needed).
San Clemente tap water is 200–350 PPM dissolved calcium and magnesium. When tap water dries on glass, those minerals stay behind — adding contamination on top of existing contamination. Our truck-mounted RO/DI system filters to 0–5 PPM. When purified water dries, there is nothing left to deposit. In SC’s hard-water, high-sun environment, purified water is non-negotiable — it’s why a professional clean actually leaves glass clean instead of spotted.
Yes — in three stages. Stage 1: salt film on surface, fully cleanable. Stage 2: calcium and magnesium bond chemically to glass — treatable with low-acid mineral treatment. Stage 3: mineral compounds penetrate the glass structure — permanent. No treatment restores Stage 3. The timeline from Stage 1 to Stage 3 in San Clemente’s oceanfront zones can be as short as 6–12 months without professional maintenance.
Run a dry finger across the hazy area. Rough or gritty = Stage 2 calcium carbonate deposits — treatable. Smooth but still hazy despite cleaning = Stage 3 permanent etching — glass replacement is the only solution. We assess this on every visit before charging for any mineral treatment, and we tell you if your glass has passed Stage 3.
Stage 1 surface deposits can sometimes be removed with diluted white vinegar. Stage 2 bonded calcium carbonate requires low-acid professional mineral treatment — consumer products lack the chemistry to dissolve these bonds without damaging the glass. Never use abrasive products or scrub pads on glass — these create permanent micro-scratches.
PRICING & PROCESS
How It Works & What It Costs
From $180 for small single-story homes. Standard 1–2 story homes $220–$350. Larger ocean-view properties $350–$550+. All prices include glass (interior and exterior), screens, tracks, sills, and frames — no add-on fees. Hard water mineral treatment is separate at $150–$400 when needed. Recurring plan discounts: 10% off 4-week plans, 8% off 6-week plans, 5% off 8-week plans.
Not for exterior-only service. Most clients give us a gate code or unlatch the side yard. We confirm by text the morning of, complete the job, and send before-and-after photos on completion — whether you’re home, at work, or managing your STR from another state. Interior access requires someone home or pre-arranged key.
If it rains within 7 days of our cleaning and leaves spots on your windows, we return and reclean the affected glass at no charge. This guarantee is written for San Clemente’s actual rain patterns — not a generic 24-hour policy designed to avoid honouring it.
Yes — tracks and screens are included in every visit at no additional charge. Tracks are vacuumed, detail-brushed, and wiped. Screens are removed, hand-washed, rinsed, and reinstalled. These are not add-ons in our pricing.
Yes, for most San Clemente homes. Tell us your neighbourhood, approximate home size, and number of stories. We can give an accurate quote range on the spot. We know every SC neighbourhood’s exposure profile and typical cleaning needs — a site visit is rarely required before the first clean.
Yes — two ways. Fine desert silica in Santa Ana dust is abrasive: wiping this glass dry creates micro-scratches. Always pre-rinse before any tool contact. And Santa Ana particulate compacts into tracks, mixing with salt residue to bond hard. After major events, a track check for Talega, Forster Ranch, and Rancho SC properties prevents bonding that hardens through winter rains.
2–3 days before your listing photography — not the morning of. Residual moisture needs time to fully clear. If hard water mineral treatment is needed (common on Talega and Forster Ranch with irrigation history), schedule 4–5 days before photography. At SC’s $1.66M median listing price, the cleaning cost is under 0.04% of the transaction value.
Yes — specifically in SC’s coastal environment where glass fogs faster than guests expect. A single guest review mentioning dirty windows costs more in lost ranking and rate compression than a full year of 5-week cleaning. STR hosts with oceanfront properties on a 4–6 week schedule consistently maintain 4.9+ cleanliness scores.
