If you’re only going to do one window cleaning per year in San Clemente — and we’d strongly recommend more than that — do it in October. Not March. Not spring cleaning. October.
Here’s exactly why, and what happens to San Clemente properties that skip the pre-winter clean.
What Accumulates Over Summer in San Clemente
San Clemente’s May–August period is the peak accumulation season for two specific contamination sources:
Marine layer mineral deposits. June Gloom brings overnight coastal fog from May through August. This fog condenses on glass surfaces every night, then evaporates each morning — leaving calcium and magnesium deposits behind in each cycle. By late September, coastal properties in Pier Bowl, Cyprus Shore, and North Beach have accumulated four full months of nightly mineral deposits.
Salt aerosol concentration. Summer’s consistent onshore breeze maintains a constant supply of Pacific salt particles. Combined with the marine layer’s moisture cycling, summer is when salt contamination on SC glass accumulates fastest. By October, oceanfront glass has its heaviest salt load of the year.
What Happens in October and November — The Two Threats
Threat 1: The First Winter Rain
San Clemente’s first significant winter rains typically arrive in November or December. These rains do not clean your windows — they seal the problem. Here’s the mechanism:
Window and sliding door tracks have accumulated summer dust, salt, and mineral deposits. When the first rain wets this material, it softens. The water then carries it deeper into the track channels. When it dries again — often within days in SC’s climate — the wet-settled material bonds harder than dry-accumulated material. By the second rain, it’s essentially compacted. By the end of winter, many tracks in Talega and Forster Ranch contain material that has bonded to near-concrete consistency and requires significantly more labor to remove than pre-rain cleaning would have needed.
Threat 2: Santa Ana Season Starts in October
San Clemente’s Santa Ana season runs October through March. The first major Santa Ana events of the season hit glass that’s already carrying summer’s maximum salt and mineral load. This compounded contamination is where Stage 2 mineral bonding accelerates fastest — when summer deposits are still present and receive the additional drying heat of an early Santa Ana event.
An October clean removes the summer’s accumulated contamination before it interacts with Santa Ana season, preventing the acceleration of Stage 2 bonding that would otherwise occur through November and December.
What the October Clean Should Include
✅ All glass — interior and exterior. Summer marine layer deposits inside if windows were open.
✅ Track deep clean — vacuum, detail-brush, and wipe all tracks before rain season seals accumulated dust.
✅ Screens — salt and dust on screens increases abrasion on glass when they’re opened and closed.
✅ Gutters — October gutter cleaning is the most important of the year. Summer eucalyptus, pine needles, and debris must be cleared before winter rains. Blocked gutters in SC’s winter rain season cause fascia rot and foundation erosion.
✅ Mineral assessment — a post-summer mineral assessment identifies Stage 2 deposits before they receive additional Santa Ana drying cycles that accelerate bonding.
When to Book — and Why October Books Out
October and November are the highest-demand months for San Clemente window cleaners. Most homeowners understand that pre-winter cleaning matters — the challenge is that everyone realizes it at the same time. October slots typically fill by mid-September for established customers.
If you’re scheduling for the first time, call in September to secure October availability. If you’re an existing customer on a recurring schedule, your October slot is typically held automatically — confirm timing with your cleaner in August.
The worst outcome is skipping October and attempting to schedule in December after the first rains. At that point, track cleaning requires significantly more labor, and any mineral deposits that have been through the rain-dry cycle have progressed. The October investment consistently prevents a larger December or January problem.
